Roof Inspection With Hail Damage and Other Defects

A-Action Home Inspection Group performed a home inspection at these 27 year old Dallas, Texas property and discovered several defects with the roofing material.

During our home inspection we observed the roof from the roof surface and discovered impact damage throughout the roof field area. This is a good indicator of hail damage that should be reported and further evaluated. We believe there is enough impact damage that it may be possible for this homeowner to report to their insurance company and file a claim for a new roof.

We also observed damage to several of the neoprene seals at the roof level plumbing stack flashing details and lifting apron flashing details at the roof level chimney structure that are leaking water into the attic area and has caused water stains and the ceiling finish in various locations throughout the house.

We observed that the outer lens of the skylight had two cracks in it and is leaking water into the interior of the attic area and causing water stains on the interior ceiling finishes.

The roofing material had cracks in various locations and discoloration that would indicate that the roofing material is starting to show its age and may be nearing the end of its serviceable life expectancy and should be further evaluated by a qualified roofing contractor.
